Residential Communities: A Sense of Community

Residents of Park Communities enjoy privacy and neighborly relationships reminiscent of small-town America.  Life in a community is often perceived as a maintenance-free lifestyle. While homeowners are responsible for minimal maintenance and upkeep of their home sites and homes themselves, it is significantly less compared to the maintenance requirements of homeowners who own their land.

Investment Opportunity

The purchase price of a manufactured home in a land-lease community is substantially lower than that of a home with land. Consequently, both the initial investment (down payment) and the monthly investment are also considerably less also property taxes which are “personal property tax”.

Appreciation of Mobile Homes

Mobile home communities, particularly in South Orange County (SOC), have experienced significant appreciation in value due to various factors. These include location, rent control (primarily in San Juan Capistrano), the volatile housing market, and the rental market.

Recently, homes in SJC have sold between $300,000 and $750,000, varying depending on the home’s age and condition. Some homes have been sold for up to $300,000 solely for their removal from the lot and replacement with a new home. Despite not owning the land, the value of utilizing the “lot” remains substantial.

Utilities: Most park communities do not include utilities. Services from SDGE and SoCal Gas are billed directly from the utility companies. Additionally, homeowners are responsible for paying for sewer, trash, and water, which is metered and recorded before being added to their monthly statement.

Loans: It is important to note that mobile homes are considered personal property. When there is no land ownership, loans are classified as personal property loans. Although most individuals consider these loans mortgages, as they are paying for their “home,” typical interest rates currently range from 7.5% to 10%. Generally, a 20% down payment is required. Only certain lenders offer loans for mobile homes when the owner does not own the land.

Park Requirements: The buyer of a mobile home must meet with the park manager to obtain park approval. This typically involves demonstrating a source of income to cover the space rent and providing a credit history. Parks generally require three times the amount of space rent. For instance, if the space rent is $985 per month, the prospective buyer would need to have a gross income of $2,955.

Additional Note: Most parks prohibit the purchase and subsequent rental of mobile homes. These homes must be “owner-occupied.” This requirement significantly impacts the appearance and maintenance of the park, as it fosters a sense of “pride of ownership.”  

Security:

Mobile home living offers a sense of “neighborhood” that fosters closer relationships compared to traditional stick-built home communities. Residents feel a stronger sense of community and mutual support.

The rental rates for mobile homes vary depending on the park. Some parks offer long-term leases that can be transferred, while others are governed by the Consumer Price Index. To obtain the most accurate information, it is recommended to contact the park management at the desired park.
